A 40-acre glamping property in the remote wilderness of California’s Kings Canyon National Park is for sale for $5.35 million.
Sequoia High Sierra Camp in Fresno County offers 35 established glamping sites with permits to expand to 50 sites, according to California Outdoor Properties, which holds the list.
Glamping, short for “glamorous camping,” takes traditional camping and adds luxurious accommodations and amenities to the allure of nature.
“This property offers a rare opportunity to own private land in a national park,” said listing agent Ed Perry of California Outdoor Properties in an email. “With the current owners approaching retirement and the camp closed since the pandemic, this excellent investment opportunity is primed for a visionary operator to capitalize on the growing glamping market.”
Talk about glamorous camping. When open, Sequoia High Sierra Camp featured a fully equipped commercial kitchen, modern restroom facilities and luxury 14-by-24-foot (330-square-foot) canvas tents on fixed platforms with shuttered doors and windows.
The cabins or bungalows were equipped with artisan furnishings, informal seating areas, reading lanterns and bedside tables, king-size or twin beds, plush mattresses, down pillows, high thread count sheets, wool blankets, area rugs, and an open-air living space. yoga pavilion.
The house has a dining pavilion with a fireplace and a central bathhouse with modern toilets and hot showers. Three daily meals were included in the overnight rates: a full breakfast buffet, a bring-your-own picnic lunch and a casual elegant dinner, according to the camp’s website.
Lodging rates were $350 per person, per night, with a two-night minimum.
The camp is located at an altitude of 2,000 meters on a steep, forested hill overlooking Kings Canyon. It requires a one-mile hike from the parking lot and, according to its website, is the last luxury lodging in Sequoia before entering the 2 million acres of High Sierra wilderness, from Sequoia to Yosemite National Parks.
Activities include hiking, horse riding, fishing, swimming and bird watching in the wilderness.
It may take a certain type of buyer, but the investment has its appeal, Perry said.
“The ideal buyer for Sequoia High Sierra Camp would be an established glamping or ecotourism company looking to expand its operations, capitalize on the growing demand for luxury outdoor experiences and leverage existing infrastructure and permits for camp expansion,” said he. “Alternatively, the property would appeal to a motivated entrepreneur or investor looking to enter the booming glamping market, especially one passionate about outdoor hospitality, sustainability and unique travel experiences. This buyer would appreciate the potential to expand from 35 to 50 locations, positioning the camp for future growth and profitability.”
Sequoia High Sierra Camp has not reopened since the COVID-19 pandemic, Perry explained, because the current owners are nearing retirement and have chosen not to resume operations.
With permits already in place, “the growth potential is enormous,” he said.
According to Glamping Business Americas, the glamping industry has experienced significant growth in recent years. The US market was valued at $1.88 billion in 2022 and is expected to reach $5.41 billion in 2028, according to the trade publication.
