Newly released data from Realtor.com for September shows potential buyers and sellers in Montgomery County saw higher home sales prices than the previous month’s median of $167,500.

The average home sold for $170,500, an analysis of data from Realtor.com shows. This means that September, the most recent month for which figures are available, was 1.8% higher than August.

Compared to September 2023, the average home sales price was 28.8% higher at $132,400.

Realtor.com pulls sales data from real estate deeds, resulting in a lag of a few months in the data. The statistics do not include homes currently for sale and are not directly comparable to listing data.

Here is an overview of the average sales prices:

  • Looking only at single-family homes, the median sales price of $174,000 in Montgomery County was up 2.4% in September from $170,000 the month before. Since September 2023, single-family home sales prices have increased 29.9% from an average of $134,000. One single-family home sold for $1 million or more during the month, compared to six recorded transactions of at least $1 million in September 2023.

  • Sales prices for condos and townhomes rose 53.1% in September to an average of $134,750, compared to $88,000 in August. Compared to September 2023, the sales price of apartments and townhomes was up 16.5% from $115,650. No condos or townhomes sold for $1 million or more in September.

About recorded home sales in Montgomery County, Alabama

In September, the number of recorded sales in Montgomery County fell 3.8% since September 2023 – from 264 to 254. All residential sales totaled $58.7 million.

Across Alabama, homes sold for a median value of $225,000 in September, the same as $225,000 in August. There were 4,977 sales recorded across the state in September, down 11.9% from the 5,646 sales recorded in September 2023.

  • The total value of recorded home sales in Alabama increased 49.2%, from $1.7 billion in August to $2.5 billion in September.

  • Of all home sales in Alabama, 4.22% of homes sold for at least $1 million in September, up from 2.78% in September 2023.

  • Single-family home sales prices in Alabama rose 0.1% from an average of $223,079 in August to $223,370 in September. Since September 2023, the sales price of single-family homes across the state has increased 2.1% from $218,776.

  • Across the state, sales prices for condos and townhomes rose 6.5%, from an average of $249,900 in August to $266,222 in September. The median sales price of condos and townhomes fell 8.2% from the median of $290,000 in September 2023.

The median home sales price used in this report represents the midpoint of all homes or units listed during the given period. The median provides a more accurate picture of what’s happening in a market than the average sales price, which would involve taking the sum of all sales prices and then dividing it by the number of homes sold. The average can be distorted by one particularly low or high sale.
