Home listings in Broome County were asking for less money in November

The average home in Broome County was on the market for $209,900 in November, down 2.3% from the previous month’s $214,725, an analysis of Realtor.com data shows.

Compared to November 2023, the average list price of a home has increased by 23.2%, from $170,375.

Broome County’s average home was 1,729 square feet, listed at $119 per square foot. The price per square meter of homes for sale has increased by 8% since November 2023.

Listings in Broome County developed quickly, with an average of 48 days listed, compared to November’s national average of 62 days on market. In the previous month, homes had been on the market for an average of 40 days. Approximately 136 new homes came onto the market in November, an increase of 3% compared to the 132 new homes in November 2023.

Realtor.com’s average home prices may exclude many or even most of the homes on the market. Price and volume represent single-family homes, condominiums, or townhomes only. They include existing homes but exclude most new-build homes and pending and conditional sales.

In the Binghamton metro area, median home prices fell to $210,000, down slightly from a month earlier. The average home was 1,800 square feet, at a list price of $116 per square foot.

In New York, median home prices were $649,000, down slightly from October. The average New York home for sale was 1,619 square feet, priced at $373 per square foot.

In the United States, the average home price was $416,880, down slightly from the previous month. The average American home for sale was listed at 1,821 square feet, priced at $224 per square foot.

The average list price for homes used in this report represents the midpoint of all homes or units listed during the given period. Experts say the median provides a more accurate picture of what’s happening in a market than the average list price, which would mean taking the sum of all list prices and then dividing it by the number of homes sold. The average may be distorted by a particularly low or high price.
