The average home in Caddo Parish was on the market for $202,500 in November, up slightly from the previous month’s $202,450, an analysis of Realtor.com data shows.
Compared to November 2023, the average list price of a home fell 4.9% from $212,998.

Caddo Parish’s average home was 1,754 square feet, listed at $111 per square foot. The price per square meter of houses for sale has fallen by 0.6% compared to November 2023.
Listings in Caddo Parish moved slowly, with an average of 73 days listed, compared to November’s national average of 62 days on market. In the previous month, homes had been on the market for an average of 70 days. Approximately 228 new homes came onto the market in November, an increase of 25.3% compared to the 182 new homes in November 2023.
Realtor.com’s average home prices may exclude many or even most of the homes on the market. Price and volume represent single-family homes, condominiums, or townhomes only. They include existing homes but exclude most new-build homes and pending and conditional sales.
In the Shreveport-Bossier City metro area, median home prices rose to $249,480, up slightly from a month earlier. The average home measured 1,846 square feet, at a list price of $129 per square foot.
In Louisiana, median home prices were $275,000, down slightly from October. The average Louisiana home for sale was 1,840 square feet, priced at $152 per square foot.
In the United States, the average home price was $416,880, down slightly from the previous month. The average American home for sale was listed at 1,821 square feet, priced at $224 per square foot.
The average list price for homes used in this report represents the midpoint of all homes or units listed during the given period. Experts say the median provides a more accurate picture of what’s happening in a market than the average list price, which would mean taking the sum of all list prices and then dividing it by the number of homes sold. The average may be distorted by a particularly low or high price.
