The average home in St. Clair County was on the market for $283,000 in October, up 0.2% from the previous month’s $282,475, an analysis of Realtor.com data shows.
Compared to October 2023, the average list price of a home increased 2% from $277,450.

The average St. Clair County home was 1,615 square feet, listed at $176 per square foot. The price per square meter of homes for sale has increased by 1.5% compared to October 2023.
Listings in St. Clair County developed quickly, with an average of 43 days listed, compared to October’s national average of 58 days on market. In the previous month, homes spent an average of 39 days on the market. Approximately 180 new homes came onto the market in October, a decrease of 4.3% compared to the 188 new homes in October 2023.
Realtor.com’s average home prices may exclude many or even most of the homes on the market. Price and volume represent single-family homes, condominiums, or townhomes only. They include existing homes but exclude most new-build homes and pending and conditional sales.
In the Detroit-Warren-Dearborn metro area, median home prices fell to $271,200, down slightly from a month earlier. The average home measured 1,505 square feet, at a list price of $183 per square foot.
In Michigan, median home prices were $289,950, down slightly from September. The average Michigan home for sale was 1,603 square feet, priced at $178 per square foot.
In the United States, the average home price was $424,950, down slightly from the previous month. The average American home for sale was listed at 1,835 square feet, priced at $226 per square foot.
The average list price for homes used in this report represents the midpoint of all homes or units listed during the given period. Experts say the median provides a more accurate picture of what’s happening in a market than the average list price, which would mean taking the sum of all list prices and then dividing it by the number of homes sold. The average may be distorted by a particularly low or high price.
