Home sellers in Ottawa County asked for more money in July

OTTAWA COUNTY — An analysis of data from Realtor.com shows the average home in Ottawa County was listed for sale in July for $500,000, up 0.9% from $495,450 the previous month.

Compared to July 2023, the average asking price for a home increased 6.4% to $469,900.

The average home in Ottawa County was 2,234 square feet, listed for $221 per square foot. The price per square foot of homes for sale has increased by 3.8% since July 2023.

Listings in Ottawa County moved quickly, with a median of 33 days listed compared to the national July median of 50 days on the market. In the previous month, homes had a median of 30 days on the market. About 350 homes were newly listed in July, an 8% increase from 324 new listings in July 2023.

The median home prices that Realtor.com publishes may exclude many or even most homes in a market. The price and volume represent only single-family homes, condos, or townhomes. They include existing homes but exclude most new construction, as well as pending and contingent sales.

In the Holland metropolitan area, median home prices fell to $471,175, slightly lower than a month earlier. The median home was 2,069 square feet, with an asking price of $225 per square foot.

In Michigan, the median home price was $308,450, down slightly from June. The median home for sale in Michigan was 1,652 square feet, priced at $183 per square foot.

In the United States, the median price of a home was $439,950, down slightly from the previous month. The median U.S. home for sale was 1,869 square feet, with a price of $231 per square foot.

The median list price used in this report represents the midpoint of all homes or units listed for sale during the given time period. Experts say the median provides a more accurate picture of what is happening in a market than the average list price, which would be the sum of all list prices and then divide it by the number of homes sold. The average can be skewed by a particularly low or high price.
