Newly released data from Realtor.com for August shows potential buyers and sellers in Brevard County saw higher home sales prices than the previous month’s median of $345,000.

The average home sold for $349,950, an analysis of data from Realtor.com shows. This means that August, the most recent month for which figures are available, was 1.4% higher than July.

Compared to August 2023, the average home sales price was down 5.4% from $370,000.

Realtor.com pulls sales data from real estate deeds, resulting in a lag of a few months in the data. The statistics do not include homes currently for sale and are not directly comparable to listing data.

Here is an overview of the average sales prices:

  • Looking just at single-family homes, the $366,500 median sales price in Brevard County was up 0.4% in August from $365,000 the month before. Since August 2023, single-family home sales prices have fallen 2.3% from an average of $375,000. Twenty-nine single-family homes sold for $1 million or more during the month, compared to 84 transactions recorded for at least $1 million in August 2023.

  • Sales prices for condos and townhomes fell 0.3% in August to an average of $280,000, compared to $280,950 in July. Compared to August 2023, the sales price of condos and townhomes was down 18.8% from $345,000. Six condos or townhomes sold for $1 million or more during the month, compared to 78 recorded transactions of at least $1 million in August 2023.

In August, the number of recorded sales in Brevard County fell 21% since August 2023 – from 1,164 to 920. All residential sales totaled $460.5 million.

Across Florida, homes sold for a median value of $384,908 in August, down slightly from $384,988 in July. There were 29,085 recorded sales across the state in August, a decrease of 16.7% from the 34,926 recorded sales in August 2023.

Here’s a look at the full state:

  • The total value of recorded residential sales in Florida fell 8.7%, from $18.9 billion in July to $17.3 billion in August.

  • Of all home sales in Florida, 9.33% of homes sold for at least $1 million in August, up from 10.82% in August 2023.

  • Single-family home sales prices across Florida fell 0.2% from an average of $409,998 in July to $409,037 in August. Since August 2023, the sales price of single-family homes across the state has fallen 0.2% from $410,000.

  • Statewide, condo and townhome sales prices rose 2.5%, from an average of $301,136 in July to $308,709 in August. The average sales price of condos and townhomes fell 0.4% from the median of $310,000 in August 2023.

The median home sales price used in this report represents the midpoint of all homes or units listed during the given time period. The median provides a more accurate picture of what’s happening in a market than the average sales price, which would involve taking the sum of all sales prices and then dividing it by the number of homes sold. The average can be distorted by one particularly low or high sale.
