Newly released data from Realtor.com for September shows that potential buyers and sellers in Stearns County saw lower home sales prices than the previous month’s median of $290,000.

The average home sold for $284,900, an analysis of data from Realtor.com shows. This means that September, the most recent month for which figures are available, was 1.8% lower than August.

Compared to September 2023, the average home sales price was 11.7% higher at $255,000.

Realtor.com pulls sales data from real estate deeds, resulting in a lag of a few months in the data. The statistics do not include homes currently for sale and are not directly comparable to listing data.

Here is an overview of the average sales prices:

  • Looking only at single-family homes, the median sales price of $284,900 in Stearns County in September was down 2.5% from $292,250 the month before. Since September 2023, single-family home sales prices have increased 10% from an average of $259,000. Two single-family homes sold for $1 million or more during the month, compared to zero recorded transactions of at least $1 million in September 2023.

  • Sales prices for condos and townhomes fell 43.5% in September to an average of $143,950, compared to $255,000 in August. Compared to September 2023, the sales price of apartments and townhomes was down 17.7% from $175,000. No condos or townhomes sold for $1 million or more in September.

About recorded home sales in Stearns County, Minnesota

In September, the number of recorded sales in Stearns County increased 1.5% since September 2023 – from 196 to 199. All residential sales totaled $60 million.

Across Minnesota, homes sold for a median value of $333,804 in September, down 2.3% from $341,492 in August. There were 6,366 sales recorded across the state in September, down 2.4% from the 6,524 sales recorded in September 2023.

  • The total value of recorded home sales in Minnesota rose 7.8%, from $2.7 billion in August to $2.9 billion in September this year.

  • Of all home sales in Minnesota, 4.49% of homes sold for at least $1 million in September, up from 3.45% in September 2023.

  • Single-family home sales prices in Minnesota fell 2.7% from an average of $356,016 in August to $346,500 in September. Since September 2023, the sales price of single-family homes across the state has increased 3.4% from $334,996.

  • Across the state, sales prices for condos and townhomes rose 2.5%, from an average of $280,000 in August to $287,000 in September. The median sales price of condos and townhomes increased 1.9% from the median of $281,750 in September 2023.

The median home sales price used in this report represents the midpoint of all homes or units listed during the given period. The median provides a more accurate picture of what’s happening in a market than the average sales price, which would involve taking the sum of all sales prices and then dividing it by the number of homes sold. The average can be distorted by one particularly low or high sale.
