Newly released data from Realtor.com for September shows potential buyers and sellers in Worcester County saw lower home sales prices than the previous month’s median of $465,000.
The average home sold for $460,000, according to an analysis of data from Realtor.com. This means that September, the most recent month for which figures are available, was 1.1% lower than August.
Compared to September 2023, the average home sales price was 5.7% higher at $435,100.
Realtor.com pulls sales data from real estate deeds, resulting in a lag of a few months in the data. The statistics do not include homes currently for sale and are not directly comparable to listing data.

Looking only at single-family homes, the median sales price of $475,000 in Worcester County was down 0.8% in September from $479,000 the month before. Since September 2023, single-family home sales prices have increased 5.6% from an average of $450,000. Eighteen single-family homes sold for $1 million or more during the month, compared to 19 recorded transactions of at least $1 million in September 2023.

Sales prices for condos and townhomes fell 2.8% in September to an average of $385,000, compared to $396,200 in August. Compared to September 2023, the sales price of apartments and townhomes was up 6.2% from $362,500. Seven condos or townhomes sold for $1 million or more during the month, compared to one recorded transaction of at least $1 million in September 2023.

In September, the number of registered sales in Worcester County since September 2023 fell 6.9% – from 725 to 675. All residential sales totaled $352.8 million.
Across Massachusetts, homes sold in September at a median value of $584,974, down 4.1% from $610,155 in August. There were 5,207 recorded sales across the state in September, down 0.7% from the 5,246 recorded sales in September 2023.

Across the state, sales prices for condos and townhomes fell 3.6%, from an average of $549,925 in August to $529,925 in September. The median sales price of condos and townhomes is up 8.2% from the median of $490,000 in September 2023.

The median provides a more accurate picture of what’s happening in a market than the average sales price, which would involve taking the sum of all sales prices and then dividing it by the number of homes sold. The average can be distorted by one particularly low or high sale.
