The Four Seasons luxury condo project, St. Elmo Arts District, is making headlines with new updates

Good afternoon, and thank you for subscribing to Building Austin, our weekly newsletter focused on real estate, growth and development in the Austin area. I am Shonda Novak, the American-Statesman’s real estate reporter.

My articles over the past few days brought you exciting updates on two high-profile developments I’ve written about in recent years.

The emerging St. Elmo Arts District on South Congress Avenue, just south of Ben White Boulevard, continues to evolve as new tenants sign up and new housing, retail, dining and entertainment emerge.

One project slated to open later this year is the Congress Lofts in St. Elmo, featuring 140 apartments priced between $400,000 and $700,000. There will also be eight live/work units priced between $699,000 and $899,000, plus retail space. Douglas Elliman Development Marketing, which is listing the apartments, says 70% have been spoken for.

The other project I just wrote about, called Four Seasons Private Residences Lake Austin, is planned for a landmark bluff on one of the last undeveloped stretches overlooking Lake Austin.

Turnbridge Equities has joined the Four Seasons project as a development partner. Turnbridge was a co-developer of the luxury Music Lane mixed-use project on South Congress Avenue, as well as the new CitizenM hotel downtown.

The Four Seasons project is planned as an exclusive enclave of 179 luxury condos, along with nine detached villas, on 145 acres of pristine land just west of the Pennybacker Bridge, overlooking the downtown skyline. Prices for the units start at $4.6 million. The developers say about 40% of the units have buyers, a sign that real estate agents say demonstrates the demand for extremely scarce real estate in Lake Austin.
