Place: 1035 Commercial St. SE
Description: Crews recently began preparing a site at Bush Street and Commercial Street SE that had long been vacant.
A five-story mixed-use building is planned for the site, next to A to Z Party Rental, the now-closed Harvest Music, Dizzy’s Smoke Shop, Dutch Bros and Straight from New York Pizza.
According to plans submitted to the city, the building will include 84 square meters of retail space and 42 apartments.
The city planning administrator approved the site plan review for the mixed-use project in July of last year. A permit for civil site work was issued on June 21.
A site plan labeled the project “Cozy Residential” on the two tax parcels totaling 0.58 acres. According to map data, the parcel has been undeveloped since at least 2007 and has occasionally been used to set up fireworks tents or park stretch limousines. The land was previously owned by a company with ties to the Kwan family, who also owned a namesake restaurant a few blocks to the north.
The restaurant closed in 2018 and was demolished in 2022. A medical building and office building are planned for the former location of the restaurant.
