The average home in Boone County was on the market for $324,950 in October, down 2.3% from the previous month’s $332,450, an analysis of Realtor.com data shows.

Compared to October 2023, the average list price of a home fell 7.3% from $350,470.

Boone County’s average home was 2,162 square feet, listed at $154 per square foot. The price per square meter of houses for sale has increased by 5.3% compared to October 2023.

Listings in Boone County developed quickly, with an average of 27 days listed, compared to October’s national average of 58 days on market. In the previous month, homes had been on the market for an average of 30 days. Approximately 64 new homes came onto the market in October, an increase of 28% compared to the 50 new homes in October 2023.

Realtor.com’s average home prices may exclude many or even most of the homes on the market. Price and volume represent single-family homes, condominiums, or townhomes only. They include existing homes but exclude most new-build homes and pending and conditional sales.

In the Rockford metro area, median home prices rose to $231,500, up slightly from a month earlier. The average home measured 1,832 square feet, at a list price of $121 per square foot.

In Illinois, median home prices were $317,450, down slightly from September. The average Illinois home for sale was 1,723 square feet, priced at $184 per square foot.

In the United States, the average home price was $424,950, down slightly from the previous month. The average American home for sale was listed at 1,835 square feet, priced at $226 per square foot.

The average list price for homes used in this report represents the midpoint of all homes or units listed during the given period. Experts say the median provides a more accurate picture of what’s happening in a market than the average list price, which would mean taking the sum of all list prices and then dividing it by the number of homes sold. The average may be distorted by a particularly low or high price.
